What this number assumes
Room starts in the first year you were 18 or older, and no earlier than 2009, the year the TFSA began. It accumulates for every year you were a Canadian resident with a social insurance number, whether or not you opened an account. The CRA's worksheet for your own room is on canada.ca.
Why your real number is smaller, or larger
Every contribution you ever made comes off this total. Every withdrawal comes back, but only on January 1 of the year after you made it. Years you were a non-resident of Canada add no room at all; this calculator does not subtract them, so if that is you, the figure above is a ceiling, not your number.
Why the CRA's figure and this one can both be wrong for you
This page assumes you never contributed. The CRA's My Account figure assumes your bank has reported, and banks report once a year, so it can be a full season behind. The number that is right today is the one built from your own dated deposits and withdrawals.
